Welcome to EZShow. These Terms of Service (“Terms”) govern your access to and use of the EZShow website, platform, automation tools, and related services (collectively, the “Service”). By accessing or using the Service, you agree to be bound by these Terms.

If you do not agree to these Terms, do not use the Service.

SERVICE DESCRIPTION
EZShow is an AI-powered pre-leasing assistant designed to automate initial rental inquiry responses, scheduling coordination, and informational communication between property owners, managers, and prospective tenants.

EZShow acts solely as a communications automation platform and does not originate unsolicited marketing messages.

EZShow provides communication automation tools only. EZShow does not:

• Act as a licensed property manager or broker
• Conduct background checks or tenant screening directly
• Make tenant selection decisions
• Provide legal advice
• Property owners and managers remain solely responsible for compliance with all local, state, and federal housing, fair housing, landlord-tenant, and privacy laws.

ELIGIBILITY
By using the Service, you represent that:

• You are at least 18 years old
• You have authority to act on behalf of the property owner or management entity
• You will use the Service in compliance with all applicable laws.

SMS COMMUNICATIONS AND CONSENT

This SMS program is operated under the name EZShow.

EZShow sends automated informational SMS messages to individuals who voluntarily provide their phone number through an EZShow website form, such as the EZShow Test Drive. By submitting their phone number and selecting the required consent checkbox, users provide express written consent to receive automated informational text messages from EZShow related to their request.

The consent checkbox is not pre-selected and must be actively selected by the user before the form can be submitted. The checkbox clearly discloses that message frequency may vary, that message and data rates may apply, and that users may reply STOP to opt out or HELP for assistance. Consent to receive SMS messages is not required as a condition of purchase.

EZShow messages may include responses to inquiries, video tour links, property details, qualification steps, scheduling instructions, showing confirmations, reminders, and service-related information. Message frequency varies based on user interaction and active rental listings.

All SMS messages sent by EZShow clearly identify EZShow as the sender and include instructions to reply STOP to opt out or HELP for assistance. Message and data rates may apply.

Users may opt out of receiving SMS messages at any time by replying STOP. For assistance, users may reply HELP or contact EZShow through the contact information provided on the website.

EZShow maintains electronic records of user consent in accordance with applicable telecommunications laws and carrier requirements.

EZShow sends SMS messages only to individuals who have provided prior express consent through its website forms. No unsolicited marketing messages are sent.

EZShow does not sell, rent, or share mobile phone numbers with third parties for marketing purposes.

EMAIL COMMUNICATIONS
By providing your email address, you consent to receive service-related emails, onboarding information, and administrative communications from EZShow. You may unsubscribe from non-essential emails at any time.

DATA USE AND PRIVACY
Use of the Service is also governed by our Privacy Policy. EZShow collects and processes data only as necessary to provide and improve the Service.

We implement reasonable administrative, technical, and physical safeguards to protect personal information. However, no system can guarantee absolute security.

USER RESPONSIBILITIES
Users agree to:

• Provide accurate information
• Use the Service for lawful rental-related purposes only
• Not misuse automated messaging tools
• Not attempt to reverse engineer or duplicate proprietary workflows

Users are solely responsible for:

• Fair housing compliance
• Tenant screening decisions
• Lease agreements
• Regulatory compliance

NO GUARANTEE OF RESULTS
EZShow provides automation tools to streamline communication. We do not guarantee:

• Number of inquiries
• Quality of applicants
• Vacancy fill timelines
• Tenant placement outcomes
• Increased rental income
• All leasing decisions and resultsdepend on market conditions and user actions.

SERVICE AVAILABILITY
The Service relies on third-party providers including but not limited to Twilio, Google, hosting platforms, and automation software. EZShow is not responsible for interruptions, delays, or failures caused by third-party systems.

We reserve the right to modify, suspend, or discontinue any portion of the Service at any time.

INTELLECTUAL PROPERTY
All content, branding, automation workflows, documentation, and proprietary systems used in the Service are the exclusive property of EZShow.

You may not copy, duplicate, license, resell, or distribute any part of the Service without written permission.

LIMITATION OF LIABILITY
To the fullest extent permitted by law, EZShow shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including lost profits, lost rental income, or business interruption.

EZShow’s total liability for any claim arising out of or related to the Service shall not exceed the total amount paid by you to EZShow in the thirty (30) days preceding the event giving rise to the claim.

INDEMNIFICATION
You agree to indemnify and hold harmless EZShow from any claims, liabilities, damages, or expenses arising from:

Your misuse of the Service
Your violation of applicable laws
Your failure to obtain proper tenant consent
Your tenant selection decisions

PAYMENT TERMS
If applicable, subscription fees, setup fees, or service charges are billed according to agreed terms. Fees are non-refundable unless otherwise stated in writing.

TERMINATION
We may suspend or terminate access to the Service if you violate these Terms or misuse the platform.

GOVERNING LAW
These Terms are governed by the laws of the State of Florida, without regard to conflict of law principles.

CHANGES TO TERMS
We may update these Terms periodically. Continued use of the Service after updates constitutes acceptance of the revised Terms.
